HARLINGEN — Sun Valley Square, which already counts the new Chick-fil-A restaurant among its tenants, is ready to expand.
Officials with Lockard Development confirm a new $1.1 million, 5,000-square-foot shell building will be constructed for lease to new tenants at 1900 South 77 Sunshine Strip.
“We have a 5,000-square-foot building planned for Lot 3 next to Chick-fil-A at Sun Valley Square in Harlingen,” said Jack Jennings, director of sales and leasing/South for Lockard.
“We have two potential tenants in-tow that plan to occupy a total of 3,500 square feet of the building,” Jennings added in an email earlier this week. “However, since those leases are not finalized yet, I cannot disclose who they are.”
Previous reports in July indicated Dunkin Donuts and AT&T were interested in leasing retail space in Sun Valley Square, but at the time no contracts had been signed to make it official.
It isn’t known at this time whether Dunkin Donuts or AT&T is still in the running for space in the new shell building.
“We have 1,500 square feet available for lease and our hope is to find a suitable tenant for that space prior to finishing building construction, currently estimated to be this fall,” Jennings said.
Construction on the new building will begin April 1 and Lockard estimates it will be finished by November.
GSBS Architects, a Utah company with an office in Fort Worth, will handle design work on the project.
Lockard Development, based in Cedar Falls, Iowa, is moving forward with the Harlingen project on the heels of opening its new Outlets at Corpus Christi Bay in Robstown last week.
The new $70 million mall opened last Thursday and offers 300,000 square feet of mall area. About 25 stores are open now and Lockard eventually hopes to have 75 outlet stores at the new mall.
