HARLINGEN — The new Cheddar’s restaurant on the city’s west side will soon be part of an unbroken string of retail and office development stretching all the way to Mission.
That development, hugging both sides of the I-2/Expressway 83 corridor, could be a reality in just 10 years.
The Cheddar’s Scratch Kitchen will be located on the north side of I-2/W. Expressway 83, just east of Stuart Place Road. Construction already has begun at the site, which also will include as-yet unnamed retail neighbors.
The 13-acre development will wrap around the 7-11 convenience store already there, with 900 feet of frontage on the interstate and 300 feet of frontage on Stuart Place.
The development along Stuart Place is merely the first in what is expected to be an aggressive, inexorable expansion from Harlingen westward.
At least this is the analysis of Harlingen real estate broker Eric Ziehe, who works for NAI Rio Grande Valley and who engineered the Cheddar’s deal over four years.
The future, he says, is closer than we think.
“All the undeveloped land you see now, possibly in 10 to 15 years, will not be vacant any more, it will not be undeveloped,” he said yesterday, speaking of the I-2/Expressway 83 corridor.
